</td></tr></table><font face=verdana size=2>In this short article, I want to highlight three tips for fielding seller&#8217;s phone calls in response to your marketing efforts.</p>
<p>When your phone rings, realize that the seller has overcome a lot just to pick up the phone and call. He has chosen to call you from among all of the other investors who have ads out there right now. That&#8217;s good news - your marketing is working!</p>
<p>The first rule is <span id="more-16"></span>ANSWER YOUR PHONE! Too many investors spend their hard earned money on marketing and then let the calls go to voice mail. Trust me, when a motivated seller calls, the last thing they want is your recorded voice asking them to leave a message. Many callers will simply hang up. A real, live person makes all the difference. Just following this one tip alone will put money in your pocket.</p>
<p>Second, don&#8217;t start out by grilling the seller. If they don&#8217;t say much at first, a few simple, non-threatening questions about the property will get them talking. Let them go on for a few minutes, and often you will find them telling you their story without being asked. </p>
<p>If they have talked a long time, and you still aren&#8217;t sure about their level of motivation, simply ask, &#8220;Why are you selling?&#8221; This is usually enough to get them to tell you everything you need to know. Most people WANT to tell their story - believe me, it&#8217;s true!</p>
<p>Finally, if the information you have gathered indicates that there is a deal there, don&#8217;t let the call end without securing a commitment from the caller. In other words, in the parlance of all good salesmen everywhere, ASK FOR THE ORDER! </p>
<p>That doesnâ€™t mean negotiate the sale of the house on the phone. That you want to do in person. What I mean is, get an appointment with the seller before you hang up. If at all possible, make the appointment NOW. Say, &#8220;Mr. Seller, I&#8217;m free for the next couple of hours. Would it work for you if I came over right now to see if we can work this out for you?&#8221;</p>
<p>Believe me, very few other investors are going to offer this kind of speed, and if the seller is truly motivated speed is what they&#8217;re after.</p>
<p>To recap, when a seller calls answer your phone, let them tell you their story, and get a commitment before hanging up. </p>

<p>Are you taking action?</p>
<p>What action did you take yesterday to move yourself confidently in the direction of your goals?</p>
<p>What will you do today that will be a positive step forward toward your dreams?</p>
<p>You see, it&#8217;s not the person with the biggest dreams that enjoys the greatest success. Rather, it&#8217;s the one who chooses to do for a while what others won&#8217;t in order to enjoy forever what others can&#8217;t.</p>
<p>The difference, quite simply, is action.</p>
<p>Taking action is one of the four pillars of success, and likely it&#8217;s the most important. So I&#8217;ll ask again&#8230;</p>
<p>What will you do today, what one positive step will you take, to move yourself confidently in the direction of your goals and dreams.</p>
<p>Successful people aren&#8217;t made overnight. They aren&#8217;t made at all. They slowly, but surely, create themselves one day at a time, one laser-targeted action at a time, through consistent application of this one principle.</p>
<li>They show up when they don&#8217;t feel like it.</li>
<li>They create when they want to rest.</li>
<li>They plant seeds believing they will grow.</li>
<li>They build when they&#8217;re tired.</li>
<li>They go out when they feel like staying in.</li>
<li>They pick up the phone when they would rather pick up a book.</li>
<li>They write when others are watching TV.</li>
<li>They stay up late and wake up early.</li>
<li>They don&#8217;t make excuses, they make plans.</li>
<li>They do what others won&#8217;t so they can enjoy what others can&#8217;t.</li>

			<content:encoded><![CDATA[<p><font face=verdana size=2>There is a simple path to success&#8230; simple, but not easy! Think of your life as a structure with four pillars. Each of the pillars supports a corner of the structure&#8217;s roof, and without any one of the pillars the roof would collapse. If you want to build a successful business, and life, in any area of endeavor, you need to start with these four pillars.<span id="more-14"></span></p>
<p><strong>Pillar One- Action</strong></p>
<p>There&#8217;s a lot of information available for how to make money or build a business. Books, TV, and the internet all offer hundreds, even thousands, of choices for how-to do this and how-to do that. </p>
<p>Look at those who are successful- they are not the ones who know the most. They are the ones who take action based on what they know, and adjust that action as they learn new things. If you want to join them at the level of success they are enjoying, or higher, you will need to stop gathering information and take action on something. </p>
<p>Decide today what you know enough about right now to act upon, and act. Maybe you only know enough to do one simple thing. That&#8217;s OK&#8230; do that! Maybe you know enough to go out today and meet three new people who can help make your dreams come true. Then do it. Maybe you know enough to purchase a property, or write a report, or send out a resume. It doesn&#8217;t matter where you are, but I guarantee you know enough- RIGHT NOW- to do something.</p>
<p>Make a list of the ten most important things you can do today to move yourself closer to where you want to be. Then, start ticking the items off your list, one at a time.</p>
<p>Why aren&#8217;t you doing it?</p>
<p><strong>Pillar Two- Conquer Fear</strong></p>
<p>OK, you&#8217;re scared, and you&#8217;re not sure you&#8217;ll do the right things. So, you think this makes you different than the rest of us? Don&#8217;t be silly.</p>
<p>We&#8217;re all afraid of failing, of making the wrong moves and not reaching our goals because of it. The difference is, the successful among us conquer their fear and doubt and take the action they need to take in spite of the fear. They know they will make mistakes, but they donâ€™t let it paralyze them with inactivity.</p>
<p>Now that you are one of the successful, you no longer let your fear paralyze you. You will choose to conquer the fear and doubt that used to hold you back. You understand that you will make a mistake here and there, so when it happens you will adjust and move on. But you will move on.</p>
<p>Your fear isn&#8217;t unique. Somebody, somewhere has already felt the same fear and overcome it. That&#8217;s how I know you can overcome it too!</p>
<p><strong>Pillar Three- Keep It Simple</strong></p>
<p>OK, we&#8217;ve already admitted that we&#8217;re going to make mistakes. Do you know how to limit the number and severity of the mistakes you will make? By simplifying your approach and focusing on doing just a few things very well.</p>
<p>That&#8217;s the secret of the most successful people, and one that you should learn right now. It will save you lots of time and effort. The mistake many folks make as they begin a new endeavor is trying to learn and use each new technique they stumble upon. They&#8217;re always looking for the next big thing, and they&#8217;re convinced that if they can just find it they&#8217;ll make it really big.</p>
<p>Listen up because this is really important.</p>
<p>You already know how to succeed big, and what you don&#8217;t know you will discover and learn as you are moving forward.</p>
<p>There, I said it, and I stand by it. Take inventory of what you know right now and you&#8217;ll see that with the knowledge you posses you can at least start. I&#8217;m right, aren&#8217;t I?</p>
<p>That means that you either haven&#8217;t acted on it, or you&#8217;ve let fear stop you, or you&#8217;re still looking around for the next big thing. Stop it right now. Choose a tactic from what you already know, determine you will become excellent at it, and go out and make it happen.</p>
<p>That&#8217;s what the successful people around you are doing, and that&#8217;s why they are better at what they do than 85% of the people around them. They pick one thing and practice it, performing it over and over until they know it so well they no longer make beginner mistakes.</p>
<p>I can tell you what they aren&#8217;t doing&#8230; they aren&#8217;t trying the latest thing every six weeks, abandoning what they already know and making the same beginner mistakes everybody else is making. That&#8217;s like starting back in Kindergarten after graduating from college, and you wouldn&#8217;t do that, would you?</p>
<p><strong>Pillar Four- Understand The Market</strong></p>
<p>It takes time to know the market no matter what business you&#8217;re in, whether it&#8217;s real estate investing, stocks, copywriting, making jewelry, or whatever. You can&#8217;t buy a book or course and go out tomorrow and instantly make money, because you don&#8217;t know your target market.</p>
<p>This is what sets the truly successful apart from the pretenders, and since you&#8217;re not a pretender you will do whatever it takes to learn your market. That means learning about what people REALLY want, but it goes farther than that. You also want to learn everything you can about market conditions, the state of things in your community, the major players, the economic vitality, and more.</p>
<p>This doesn&#8217;t mean you have to know all of these things before you start to move forward. Don&#8217;t let the need of perfection paralyze you. As you are moving forward, investing, buying, and selling in areas you know something about, keep adding to your market knowledge. This will give you the competitive advantage to explode your profits.</p>
<p>That&#8217;s it. Four Pillars of success that you need to understand and apply to your own life. As I said at the start of this article, they are simple, but they are not easy. You will need to apply yourself diligently to achieve them, but achieve them you will, if you want to bad enough.</p>

Short selling is a very lucrative niche, and with just a little bit of effort you could easily make<span id="more-10"></span> thousands of dollars on your very first short sale deal. Read on.</P></p>
<p><P>Short selling is nothing more complicated than buying a property that is in or near foreclosure for less than the balance owed. A story will help to illustrate.</P></p>
<p><P>Let&#8217;s say you come across a &#8220;For Sale By Owner&#8221; ad in your local paper and you call the seller, who tells you that he is facing the threat of foreclosure and needs to sell immediately. With a little gentle probing you find out that the house is worth about $150,000, and Mr. Seller owes $155,000. Obviously, not a possible deal using normal purchase methods.</P></p>
<p><P>Ah but you, being the savvy short sale expert you are, ask Mr. seller if you can contact his lender. You call the lender and, after several calls, finally reach someone who has the authority to discuss short sale possibilities. You make an offer well under what Mr. Seller owes.</P></p>
<p><P>The lender, pretending to be outraged by your low offer, counters with an offer of their own. Following a little bobbing and weaving (otherwise known as &#8220;negotiating&#8221;) you agree to purchase the property for $120,000, which the lender agrees to accept as full payment, thus releasing Mr. Seller from any further obligation.</P></p>
<p><P>This is an overly simplified description of the short sale process. I did it this way only to properly explain what a short sale is. Obviously, to be successful you will need to understand the process in detail. Thankfully, this is very simple to learn. With a little effort, and just a little bit of good luck, by this time next week you could have your first short sale deal.</P></p>

<p>For myself and most of the people I know who enjoy real estate investing success, there are a few things we can point to with assurance and say, &#8220;Do these things consistently, and you can succeed. Yes, you probably will make a few mistakes along the way, but those who are successful know that they can&#8217;t allow their fear of making mistakes to keep them from moving forward. If you&#8217;re in the midst of what I call &#8220;fear paralysis&#8221; shake it off and do something!</font></p>

<p style="margin: 0in 0in 0pt" class="MsoNormal"><font size="2" face="Verdana">Third, the smartest investors I know keep their investing activities simple. By doing that, they maximize their knowledge and limit the possibility and severity of the mistakes they inevitably will make. Real estate investing success, like success in other endeavors, requires mastering the basics, a few simple and repeatable skills that will get you well on the road to the top of the heap.</font></p>
<p style="margin: 0in 0in 0pt" class="MsoNormal">&nbsp;</p>
<p style="margin: 0in 0in 0pt" class="MsoNormal"><font size="2" face="Verdana">Fourth, understand your market. Those who enjoy real estate investing success are masters of their local market. How? By taking the same actions over and over they get to know how things work in the market they invest in. They learn market values, who the players are, and what works, as well as what doesn&#8217;t work. They become specialists rather than generalists.</font></p>

<p><P>As you may be aware, The Secret - now a book and a movie - focuses on the Law Of Attraction. The law of attraction is, in fact, no law at all, but simply a re-tread of very old, very tired positvie thinking philosophy. It is nothing less than a false faith. If you have bought into what I call The Secret Lie, I caution you to think very carefully.</P></p>
<p><P>The Secret movie purports to hearken back to ancient days, when wealthy men closely guarded the secretof the law of attraction, which holds that whatever we focus on and mold our life around we will somehow mystically attract to us. In other words, if we focus on wealth and prosperity we will attract wealth and prosperity. Conversely, if we focus on failure and poverty, we will attract those things into our lives.</P></p>
<p><P>If we&#8217;re not careful, we will fall into the same trap people have been falling into for centuries- believing in the power of positive thinking to bring us the success we desire. I agree that there are principles to success. If we follow them, we can put ourselves in the best possible position to realize our dreams. But simply focusing on wealth and success will not magically make them ours.</P></p>
<p><P>The real danger in that kind of thinking is a complete loss of balance and an inability to focus on those things that truly matter. If we are applying all our focus and attention to getting wealth, little of ourselves is left over for our God, our family, our community. The Secret fails to take into account that there&#8217;s more to life than money and success.</P></p>
<p><P>It&#8217;s really not a secret at all. If you desire to be successful- not just materially, but spiritually and in your relationships as well- then you would do well to focus on those things that never fail. Love, faith, hard work, and integrity.</P></p>

For some itâ€™s crucial to own Boardwalk and </font><font size="2" face="Verdana">Park Place, and for others it&#8217;s the green and orange properties. When it comes to deciding on the best real estate investing program, you can learn a lot from<span id="more-4"></span> Monopoly.</font></P></p>
<p><font size="2" face="Verdana"><font size="2" face="Verdana">If you&#8217;re actively looking for the best real estate investing program, and you&#8217;re trying to decide whether to invest in houses or apartments, you could try approaching investing like you would approach a game of Monopoly. If nothing else, it will make for an interesting exercise.</font></font><font size="2" face="Verdana"> </font></p>
<p><font size="2" face="Verdana"><font size="2" face="Verdana">When you own property in Monopoly, your primary goal is to acquire all of a particular color group, and your purpose is clear- to be able to build houses and, ultimately, hotels. The more houses, the higher the rents, and hotels allow rents that are higher still. This remains one of the best Monopoly strategies, and I believe it&#8217;s also the best real estate investing program for many people.</font></font><font size="2" face="Verdana"> </font></p>
<p><font size="2" face="Verdana"><font size="2" face="Verdana">I consider a hotel in Monopoly to be roughly the equivalent of an apartment building. </font></font><font size="2" face="Verdana"><font size="2" face="Verdana">Â </font></font></p>
<p><font size="2" face="Verdana"><font size="2" face="Verdana">Following the Monopoly logic, you would begin by acquiring houses, both single family and duplexes. Using a combination of creative financing, rehabbing, and wholesaling, and being very careful to buy value, you would build up your cash and equity reserves. This is the first phase of the best real estate investing program.</font></font></p>
<p><font size="2" face="Verdana"><font size="2" face="Verdana">In the second phase of the best real estate investing program, you would leverage this equity and cash into larger 3-5 unit apartment houses in appreciating neighborhoods. At the same time, you will be acquiring topnotch property management skills, and learning the ins and outs of 1031 exchanges and financing strategies.</font></font></p>
<p><font size="2" face="Verdana"><font size="2" face="Verdana">Phase three would find you trading some of your mid-size apartment houses for large apartment buildings and multi-unit complexes, letting the economy of scale and the cumulative power of depreciation, appreciation, and cash flow make you a very wealthy Monopoly player. </font></font></p>
<p><font size="2" face="Verdana"><font size="2" face="Verdana">Can you see why this may be the best real estate investing program of all?</font></font><font size="2" face="Verdana"><font size="2" face="Verdana">Over a 5-10 year period, making allowance for a mistake here and there, thereâ€™s no reason you couldn&#8217;t wind up controlling several million dollars worth of property, and several hundred rental units. Then your toughest decision may be whether to sell <street></street></font><font size="2" face="Verdana">Connecticut Avenue and buy <street></street>Park Place!</font></font></p>
